3726 E Laurel Lane - Here we go!

Purchased our first investment house that is in dire need of renovations! Here is a picture of the outside. Pretty isn't it? ....

Front of House

This home was built in 1963 and appears to be built by the same architect that designed our house. One of the great things about the Phoenix area is many of the houses represent the mid-century modern style (which I LOVE.) It's super exciting to be able to take one of these homes and breathe new life into it!


There are a few things that made this house a desirable purchase:


1) It's one street over from our house, making it easy to go back and forth, and highly desirable if we decide to Air BnB the property;


2) This MCM home style is particularly popular once renovated, so we're confident in the potential to make it a great property. 3) There were many "odd" decisions made with the prior renovations. We think it scared off a lot of buyers, allowing us to pick it up at a decent price point.


This house needs quite a bit of work and Gary is already hard at it! He will take care of the majority of the renovations (demo, moving walls, renovating bathrooms and tiling) but we will be working with professionals for the "big 3" projects.


Stucco

Currently, the home has a peachy beige very aggressive stucco on pretty much every surface. We will be hiring a sandblaster to get this baby back to its original glory with the exposed brick.

Flooring

The current state of the floors is very odd. When they did their addition, they didn't bother to level out the flooring. Rather they creatively (I use the term loosely) decided to transition one level to another using tile. In the case below, angling it. In other rooms, they actually used a glass mosaic tile.


Besides new flooring, this room will lose the door, get pot lights in the ceiling and definitely a new large window!

Pool Refurbishing

The pool has two things going for it; 1) It's massive in size and; 2) It has a deep end. What it does not have going for it is the current state of the plaster. Or the decking and coping surrounding it. This baby will be re-skinned with pebble-tec and cool deck making her cheery and inviting!
